Concreters in Lochinvar, 2321

Lochinvar is a highway village eleven kilometres west of Maitland on the New England Highway towards Singleton, with its station about two kilometres south of the village and a town centre planned near it at Station Lane. It is one of the oldest settlements in the Hunter, with Windermere homestead of the early 1820s, Lochinvar House of 1841 and the 1883 convent still standing beside the highway schools. Around the old village, a 650 hectare urban release area is planned for about 5,000 lots on cleared, gently undulating land. Almost every dwelling is a separate house, about a third are owned outright, and a median age of 40 says village homes still outnumber estate purchases.

Basin clay and black soil

The release area sits in a basin between the ridges of Old North Road and Winders Lane, on rolling low hills of Carboniferous rock, its shallow gullies draining through Lochinvar Creek and Greedy Creek to the Hunter. Council’s structure plan flags salinity, cracking black soil that could constrain foundation design, and clay beneath the topsoil on the slopes, and the planning controls required salinity, soil stability and acid sulfate soils to be investigated. Localised creek flooding is recorded around Freeman Drive and Hunter Close.

Two kinds of Lochinvar job

The village and its rural lifestyle blocks produce long driveways replacing gravel, shed slabs sized for the ute and the mower, and paths around homes that predate the estates by generations. The release area produces first pours on fresh lots: a double driveway, an alfresco slab and a garage pad within a season of handover. An old highway driveway that has cracked and heaved on this ground is usually beyond patching, and removal and replacement on a compacted base is the honest quote.

Village plain or estate stone

Plain broom finish suits the older homes, the rural sheds and anything near the heritage frontages along the highway, while exposed aggregate and coloured concrete belong to the new estate streets. Whatever goes on the driveway, Maitland City Council wants the kerb, gutter and layback left plain, and generally accepts a special surface on the footway so long as it is not slippery.

Guide rates for Lochinvar

Rates per square metre, supplied and laid: driveways $95 to $185 according to finish, exposed aggregate $130 to $185, paths $90 to $130, patios and alfresco $100 to $180, shed and garage slabs $110 to $150, and removal of old concrete about $35 on top. Length moves a Lochinvar price, because a rural driveway from the highway to a house set well back is many times the area of an estate drive. Lochinvar questions

The Lochinvar structure plan talks about cracking black soil. What does that mean for a driveway or shed slab?

Council's structure plan says areas of cracking black soil that could limit road and building foundation design are expected across the release area, that the land is susceptible to salinity, and that the slopes carry clay under the topsoil. Cracking soils open in a dry spell and close when wet, so a thin unreinforced slab on that ground rides up and down with it. Mesh, a compacted base, control joints at short spacings and drainage that keeps water off the edges are the sensible response.

Cessnock council takes driveway applications on the NSW Planning Portal. Does Lochinvar, close to the council boundary, do the same?

No. Lochinvar is inside the City of Maitland, and Maitland City Council was not on the Planning Portal's list of councils accepting Section 138 applications when checked in September 2026, so the portal is the wrong door here. The Application for Vehicle Access Crossing goes in through MyCouncil or as the PDF form emailed with a site plan, with council's published fee of $435. The Cessnock side runs its process differently, so do not copy a friend's paperwork from over there.

We are on Freeman Drive near Lochinvar Creek. Does creek flooding matter for a slab?

It does on that side of the village. Council's structure plan records localised flooding in Lochinvar Creek and its tributaries during peak storms, naming the existing houses on Freeman Drive and Hunter Close, and a Lochinvar Flood Study sits among council's flood studies. A flood certificate for the lot is available through MyCouncil and tells you the level to work to. For a shed or alfresco slab near the creek, set the finished height from that certificate rather than from the neighbour's slab.

Does a driveway in Lochinvar need council approval?

Yes, for the strip between your front boundary and the kerb. Maitland City Council calls it an Application for Vehicle Access Crossing (Driveway), approved under Section 138 of the Roads Act and lodged through MyCouncil or by emailing the form. Council publishes a fee of $435 and requires a formwork inspection before any concrete is poured. Your development consent does not cover this strip. Concrete inside your own boundary is a separate question.
